Comparing April of 2025 to 2024

Once again, we are continuing to see an increase in the median sales prices of single-family homes and condominiums, year-over-year, in both Chittenden and Franklin counties. I look at single family homes and condominiums together and consider the number of homes sold, the median sales prices, and the number of days on market before sellers accepted an offer. 

The median sales price in Chittenden County increased from $471,500 in 2024 to $515,000 in 2025, for an increase of 9.2%. In Franklin County, the median sales price increased from $330,000 in 2024 to $424,109 in 2025 for an increase of 28.5%. We must remember in both of these cases, especially considering the increase in Franklin County, that one month of statistics does not create a trend.

The number of days on market in Chittenden County before a seller accepted an offer was 7 days in 2024 and 9 days in 2025. In Franklin County it took 9 days in 2024 and increased to 16 days in 2025. 

In 2024 in Chittenden County, 110 homes closed and in 2025, 113. Not a significant difference. But in Franklin County, 29 closed in 2024 and 42 in 2025. If this trend continues, it will help buyers in Franklin County who have been struggling to find homes to buy. We are still having inventory challenges in Chittenden County. In many cases in Chittenden County, there are still multiple offers if a property is priced correctly. This trend has been going on for years. 

We will look again next month to see if there are similar increases in the categories I watch.
